“Property prices double every 10 years.”
It’s a popular idea, but new research shows it’s not always the case. Let’s look at what’s really happened in the past decade.
What the Numbers Show
In the 10 years to April 2025, home values across Australia went up 67.3% on average.
That’s a solid increase — but it’s not a doubling.
Here’s how the capital cities performed:
- Adelaide: 93.6%
- Brisbane: 91.2%
- Hobart: 86.4%
- Sydney: 61.6%
- Canberra: 60.7%
- Perth: 55.6%
- Melbourne: 43.8%
- Darwin: -0.5% (yes, a small drop!)
While Adelaide and Brisbane came close, none of the capitals quite doubled.
Regional Areas Tell a Different Story
Some regional markets did even better than the cities:
- Regional NSW: 97.5%
- Regional Tasmania: 96.1%
- Regional QLD: 91.5%
Combined regional markets went up 87.5% over 10 years.
That’s better than the 61.7% average across capital cities.
